Resolution - Facilities Management:
Consider a resolution authorizing the Mayor to execute Amendment No.1 to Construction Manager at Risk Contract 15202, with Lee Lewis Construction, Inc., for the renovation of an existing 14,535 square-foot space into a Municipal Courts Facility, located at 1319 Avenue L, Lubbock, Lubbock County, Texas.
This is Amendment 1 to the contract for Construction Manager at Risk services for the renovation of an existing 14,535 square-foot space into a Municipal Courts Facility at 1319 Avenue L, Lubbock, Lubbock County, Texas. The Construction Manager at Risk (CMAR), under the direction of the City’s Facilities Management Department, provides consultation and construction services during the design and construction phases of the project.
In March of 2020, the City released a Request for Proposals for CMAR services, and Lee Lewis Construction, Inc., was approved by the City Council for RFP 20-15202-MA. Under the Construction Manager at Risk delivery method, the General Contractor provides consultation services in the pre-construction design phase, develops a Guaranteed Maximum Price (GMP) of costs to construct the facility, then serves as General Contractor to oversee the construction phase of the project. If the final cost of the project exceeds the GMP, the CMAR assumes responsibility. If the final cost is less than the GMP, the amount is returned to the City.
This contract amendment being proposed provides the GMP, time of completion, and the list of general services that are being provided to the City.
$55,982,000 is appropriated in Capital Improvement Project 92551, Public Safety Improvement Project, with $4,415,200 in funding available for this purpose.
